The most important decisions on a land promotion scheme happen before reserved matters are committed. Get the layout wrong at outline stage — unit mix, density, access, relationship to neighbouring properties — and you either lose planning or you win it on terms that compromise the scheme's return. Our role is to make sure neither happens.

This outline planning application proposes eight dwellings on a private greenfield site in Rushden, Northamptonshire. The site comes with real constraints: a Category A tree that must be retained and incorporated into the public realm, a public footpath along the northern boundary requiring maintained access, two parking spaces per dwelling plus visitor provision, and a refuse strategy that satisfies the highway authority. These aren't afterthoughts — they're the design.

The project is planning-led, with a specialist planning consultant coordinating the application strategy. We're responsible for the architectural component — the site layout, the design and access statement, and the drawings that give the local authority confidence the scheme is well-considered and deliverable. Getting that right at outline stage protects the developer's position before any capital is committed to reserved matters.
