Stage 4

Four upmarket townhouses.

Our role: take a consented scheme and make sure it actually built.

Consented schemes lose value at technical stage when detailing is left for contractors to resolve, when consultant coordination is assumed rather than managed, and when the specification is too vague to price accurately. We were appointed at Stage 4 to ensure none of those things happened here.

The scheme comprises four townhouses designed as a single coherent composition. Our technical work focused on ceiling heights, daylight strategy, street elevation quality and the material specification — the elements that most directly affect whether townhouses command the price the developer needs at sale. Every detail was resolved before tender.

The coordination across structural, mechanical and electrical consultants produced a complete, priceable package on first issue. No gaps for contractors to price as risk. That's what good technical architecture looks like from a commercial standpoint.

Key Roles: Stage 4 technical design · Building regulations · Tender coordination
