Our role: carry the design through to a buildable scheme.
On a mixed-use scheme of this type, the risk at Stage 4 is straightforward: the design intent that secured planning gets value-engineered out during technical development, and the finished building is a lesser version of what was approved. We were appointed to prevent that.
Our role covered the full Stage 4 package: detailed design, building regulations, material strategy and coordination across structural and M&E consultants. The key challenge was ensuring the residential and commercial elements were properly separated acoustically, structurally and in terms of regulatory compliance — without the cost of resolving those gaps landing in the contractor's contingency.
The result is a tender package that accurately represents the approved scheme and gives contractors what they need to price cleanly. That's how design quality pays for itself.
