A considered, energy-efficient urban development designed for modern living.
Lumin became involved in the Croydon Apartments project at RIBA Stage 4, supporting the transition from concept design to a resolved, buildable scheme. Our role focused on developing and protecting the architectural intent, ensuring that the qualities of light, proportion and spatial clarity were carried through into construction.
The project comprises a mixed-use building with residential apartments above commercial space, requiring careful coordination between private homes and an active street frontage. Particular attention was given to how daylight enters the apartments, how circulation is experienced, and how the building presents itself within its urban context.
Working at the intersection of design and delivery, Lumin refined detailing, material strategy and spatial resolution to support both residential comfort and long-term durability. The result is architecture that remains calm and legible, even within the practical constraints of a multi-unit urban development.
This project reflects Lumin’s belief that well-designed housing depends not only on strong ideas, but on careful technical resolution — where architecture is shaped as much by how it is built as how it is first imagined.
